THE LAKE
Usage
Whisper Lake is our community's most valuable asset. It is a private lake, meant only for lot owners and residents in good standing (current with their dues) and their guests.
- Use the lake at your own risk! There are no lifeguards.
- To help ensure the lake is used by members only, a Whisper Lake decal should be displayed on your car windshield or golf cart. Decals are available at POA support, our management company. Each numbered decal is assigned to a specific homeowner and is not transferable. Full time renters should obtain a decal from their property owner landlord. Owner landlords may arrange for short term renters to receive a Whisper Lake Guest Pass.
- If not recognized by other residents or security, lake users may be asked to show proof of Whisper Lake ownership.
- Watercraft and/or personal items of any kind should not be left at the Lakefront overnight. Items left will be removed.
- Please do your part to keep the area clean and tidy.
Guest Policy
- Residents cannot invite contractors or friends outside of Whisper Lake to use the Lake “under their name.”
- Guests must either be accompanied by the homeowner or have a current Guest Pass issued by POA Support, our management company.
Watercraft Usage
- A Whisper Lake decal should be displayed on all watercraft.
- With the exception of the company that tests the lake, only small, electric-powered motors or paddles are allowed to propel boats on Whisper Lake.
- No watercraft should be left unattended overnight. If you do not have an allocated storage slot in one of the racks, you must take your watercraft with you when you leave the lake.
Watercraft Holding Racks
- Watercraft permitted to use the Whisper Lake holding racks include paddle boards, canoes, and kayaks.
- Jon boats and paddle boats are not permitted to be stored at the Common Areas of our lake property due to safety concerns.
- Watercraft should be fully secured in their racks for safety concerns, in particular in case of high winds or children climbing on them.
Watercraft Stickers and Rack Rules
- Watercraft used on Whisper Lake must have an indentifying sticker. Please read and download the Watercraft Registration Application for more information and to secure a registration sticker.
Two classes of Watercraft Stickers for lot owners
- Class A type stickers are required for all watercraft used on Whisper Lake but not stored in the racks located on the lake beach front. These stickers will be free of charge and there is no limit to the number each lot owner can request. Stickers must be visible at all times on watercrafts. These stickers will not have an expiration date.
- Class B type stickers are required for all watercraft stored in any type of rack located near the lake. An annual fee of $25 per rack space will be charged at the time of your annual storage application. These stickers must be visible on the watercraft at all times. These stickers must be renewed each year and will have a calendar year printed on them. Watercraft rack fees will be used to ensure our lake common area is both safe and attractive.
Sticker Application Process
- Each year, when your POA assessment is sent out to respective lot owners, an application for watercraft stickers will be included with that billing assessment.
- You will indicate on the application the number of Class A stickers you need for each of your watercraft. These will be sent out once your assessment is paid in full for that calendar year.
- You will indicate on the application if you would like a Class B sticker to obtain a rack space (s). Everyone who had a rack location the previous year will be assigned the same rack location for the following year, once your rack fees ($25/rack) have been received with your paid in full annual fee assessments. Owners delinquent on fee payments will lose their rack location(s) and will be moved to the waiting list for a rack opening.
- In the event of more requests than availability, new rack requests will be placed on a first-come waiting list and will be notified when racks become available.

FISHING
Whisper Lake stocks the lake with bluegill, bream, and largemouth bass for the fishing pleasure of our residents. Catch-and-release rules are in effect.
SWIMMING
Swimming and use of the dock area is at your own risk. Whisper Lake provides no lifeguard and assumes no responsibility for your safety.
CLEANUP
Please use the trash receptacles provided or take your trash home with you. Please clean up after your pets. We all need to do our part to keep the area clean and tidy for the benefit of all residents.
